When considering to list your home for sale, there are important factors; which, ultimately will affect your price! Buyers are smart and they are aware of not only seeing your property online, but now, thanks to online real estate marketing, they also have your address and will do a drive-by.
In order to attract buyers who are Ready, Willing and Able to buy, you must have the product they are looking for.
Price is always important! If you are priced a little high and have an “attractive property” from the outside, this will help gain interest for those who have your home on their “favorites list.” If your home is priced high comparable to others and is lacking curb appeal, be prepared to miss some buyers!
Following are some ideas, when preparing to sell your home.
Improving curb appeal Plant fresh seasonal flowers in-ground and in pots. Trimmed trees and a manicured yard goes a long way when buyers are driving by and narrowing their home search. Power-wash all exterior and paint if necessary. Clean all windows and screens. Invest in a new mailbox. Courtyard/patio furniture cleaned.
Interior Buyers like to envision how each home may or may not work for them. I like to share with my sellers, “Place yourself in the buyers’ shoes.” Decluttering, depersonalizing and cleaning is important. Nice and neat closets, pantry and drawers. Paint or touch-up interior/exterior as needed. Any visual or auditory repairs requiring attention such as leaks or running water fixtures should be taken care of. Lighting in each room is key! Replace all dim and burned out bulbs. Your home will be showcased in print and/or video and this is your selling showpiece!
Garage Invest in a floor coating. This will give the home a nice finished look and feel!
Availability Making your home easy to show with a 1-2 hour notice or on a lockbox system, will help buyers who are ready now, to see your home v. moving on to the next one on their list!
